THE BLUEPRINT: SUMMER 2024

Zero. Zilch. Nada.

The Budget-Friendly Home Loan

Typically, a down payment is the first substantial expense in the home-buying process. When lenders require large down payments, it can make the idea of homeownership seem near impossible to clients.
At Community West, we offer a $0 down mortgage with no PMI so your clients can focus their hard-earned money elsewhere. A zero down offers more than just money-saving benefits. Additional advantages include:

  • Highly competitive rates
  • Fixed rates with multiple terms available
  • Reasonable underwriting criteria
  • Local decision-making

This financial solution tailored to your clients' diverse needs is a great option for first-time homebuyers and clients looking to upgrade their homes. Our mortgage experts are available to answer any questions along the way!

Summer Home Maintenance Tips

The temps continue to rise, and there's no better time to get started on home maintenance projects. Here are some top tips and tricks to keep your home in tip-top shape, so you can enjoy your adobe all summer long.

  • Inspect and clean your sidewalks, deck, patio, and driveway. Use a pressure washer to wash away all dirt, grime, and mold build-up.
  • Clean gutters and downspouts. Soft-wash any screens, outdoor furniture, and siding of your home. (Expert tip: use the pressure washer from above, just use a wide-spray nozzle to lower the PSI.)
  • Prevent bug breeding grounds with outdoor bug spray around the perimeter of the house.
  • Inspect indoor hoses on the dishwasher, washing machine, ice maker, fridge, and all toilets for signs of leaks, cracks, or tears. Hoses are recommended to be replaced every 3-5 years.
  • Test smoke and carbon monoxide detectors by replacing old batteries and ensuring all detectors are working as expected.
  • Check washing machine seals and inspect for build-up or stains. To clean, mix 3/4 cup of chlorine bleach with a gallon of warm water. Rub affected areas with the solution and let it sit for 5 minutes. Wipe dry with a clean cloth and let air dry.
  • Reverse ceiling fans to counter-clockwise to push air straight down, creating a breeze for the warmer weather. Look for a direction switch normally located on the side of the fan above the blades.
  • Clean garbage disposal and dishwasher. For the disposal, simply flush with hot water and dish soap. For the dishwasher, add 2 cups of vinegar to the bottom and run on low wash.
